Mortgage loans

In terms of regular offers of mortgage loan, we offer you the following:

  • Regular interest rate starting from only 9.75% with currency clause in EUR (EIR 10.52%*)
  • Loans without guarantors and deposits
  • Loan amount up to 75.000,00 EUR in KM countervalue
  • Disbursement in cash to current or savings account of loan beneficiary in the Bank
  • In case the mortgage loan is used for closing the loan previously granted in the Bank or in some other bank, loan will be disbursed to another bank's account (with other bank's letter of intent), and by disbursement of (any) remaining portion of loan to current or savings account of loan beneficiary opened in the Bank  
  • Granting loan in case the loan applicant is not the owner of the relevant real estate
  • Payment of fee, deposit and other collaterals from granted loan
  • Selection of repayment date of monthly annuities at any date in the first half of month
  • More favourable calculation of loan creditworthiness

Loan beneficiaries

  • BiH residents with regular monthly income and BiH citizens working abroad with or without regular monthly income, with the obligation of having creditworthy solidary debtor who is BiH resident having regular monthly income
  • As at the due date of the last annuity, loan beneficiary shall not be older than 65, under condition that solidary debtors and/or solidary guarantors with regular monthly income are not older than 70 as at the time of expiry of contracted loan repayment period
  • Loan beneficiary and possible solidary debtors and/or solidary guarantor shall not have any outstanding liabilities by any basis towards the Bank or other banks on the day of submitting the loan application
  • In case the owner of real estate over which the Bank establishes lien is married, apart from defined documents, the loan applicant will enclose the written statement of a spouse confirming that s/he consents to establishment of lien over the relevant real estate. Spouse/partner status is determined based on excerpt from the marriage registry not older than 30 days or based on written statement.

Purpose and loan amount

  • general-purpose and/or special-purpose in case the loan is used for repayment of previously granted special-purpose or general-purpose loan in the Bank or in another banks, in the amount up to 75,000.00 EUR in KM countervalue
  • Loan cannot be granted in case the estimated market value of the real estate over which the mortgage is established is lower than 15,000 EUR in KM countervalue

Loan repayment period

  • Up to 20 years

Interest rate by loan

  • Starting from 9.75%, annually, variable, for loans with currency clause in EUR (EIR 10,52%*)

* EIR - Effective interest rate being calculated for maximum loan amount, maximum loan repayment and maximum fee for loan processing


  • 2.00% of granted loan amount


  • certified documents on account foreclosure upon consent of all loan participants
  • blank bills of exchange signed by all loan participants
  • mortgage over loans with estimated value of at least 1.5 bigger than loan amount
  • insurance policy from basic dangers for the real estate over which the mortgage secured in favour of the Bank is being established
  • appraisal of real estate's value carried out by court appraiser for real estates
  • copy of original Mortgage Agreement prepared by notary public and land registry certificate with encumbrance registered in favour of the Bank
  • loan beneficiary may place as term special-purpose deposit in the amount of at least 30% of requested amount by mortgage loan, thus eliminating the possible need for having guarantors
  • The Bank retains its rights to ask for additional collateral depending on criteria for risk assessment (company where the loan applicant works, credit history of loan applicant) or to reject the client due to information available to the Bank
